2026 standard rates

Up to £250,000: 0%. £250,001–£925,000: 5%. £925,001–£1.5m: 10%. Over £1.5m: 12%.

First-time buyer relief

No SDLT on properties up to £425,000. Reduced rate (5%) on the portion from £425,001–£625,000. No relief above £625,000 — full standard rates apply.

Second home surcharge

An additional 3% surcharge applies on the full purchase price for second homes, buy-to-let properties and holiday homes.

When do first-time buyers pay stamp duty?

First-time buyers pay no stamp duty on properties up to £425,000 and a reduced rate on the portion from £425,001 to £625,000. Above £625,000 the standard rates apply in full. These thresholds apply in England and Northern Ireland.

What is the second home stamp duty surcharge?

Buyers purchasing a second residential property — whether a holiday home, buy-to-let, or additional home — pay a 3% surcharge on top of standard rates on the entire purchase price. This applies from the first pound and was introduced in April 2016.

Does stamp duty apply in Scotland and Wales?

Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT) — both have different thresholds and rates from England. This calculator covers SDLT for England and Northern Ireland only.
